People rarely arrive thinking only about square meters. First, they experience Istanbul. They discover the Bosphorus, find the neighborhoods they enjoy, establish favorite restaurants and understand where they would like to spend their mornings and evenings. Eventually, they begin imagining their family and their future here.

Then the question changes. It is no longer simply, “Should I buy property in Istanbul?” It becomes, “Where in Istanbul would I actually want to live?”

That is a much more important question.

Just as Istanbul is not one lifestyle, it is not one property market either. Prime central locations, established residential neighborhoods, Bosphorus-oriented properties, branded residences and high-quality developments with limited comparable supply can operate very differently from mass-market housing.

That is why serious property selection should involve much more than comparing prices per square meter. I believe an investor should ask who will want the property five or ten years from now, who could rent it, how much competing supply exists, how strong the location is, what makes that particular property difficult to replace and, ultimately, what the exit strategy will be.

A beautiful property is not automatically a good investment. At the same time, a strong investment should still make sense as a place somebody genuinely wants to own.

Location Before Everything

Buildings can be renovated. Interiors can be redesigned. Technology can be upgraded and amenities can be improved. But certain things cannot be recreated.
